Missouri is both a tax lien and a tax deed certificate sale state, making it a great state for tax sales as a whole.

Tax lien sales and tax deed sales are held at the same time, so there’s a one sale per year process on the fourth Monday in August (with the exception of certain cities). For example, St. Louis and Jackson City hold their own deed sales, but Jackson City separates them into two sales: one for the east and one for the west.

The interest rates and redemption periods in Missouri are quite different than most other states. The initial interest rate is set at 10% of all the taxes and penalties owed on the property, plus whatever the buyer is willing to pay for the whole property. In this case, buyers are given the opportunity to bid more. The redemption period on tax liens varies by bid, with a one year period on the first and second bids, and 90 days on the third.

Missouri runs its sales on a competitive bid basis like most other states, but the bid is based on the amount of taxes and penalties owed on the property. This also depends on what the potential buyer will pay for the property. In some cases the owner never redeems the property and it’s possible for the buyer to acquire it at a value equal to the amount of taxes and penalties owed on the property. In a sense, this is the initial bid amount. Also, the buyer only earns interest on what’s owed in property taxes.
